FOR PURCHASERS OF REAL ESTATE PURSUANT TO REAL PROPERTY LAW §442-H
James Monahan ("the Broker") is making this Standardized Operating Procedure available on any publicly available website and mobile device application maintained by the Broker and any of its licensees and its teams. Broker has copies of these Standardized Operating Procedures available to the public upon request at Broker's office location.
Please be advised that Broker:
1. Recommend that all licensees request all prospective buyer clients to provide identification prior to submission of any offer. This is not a requirement unless required by terms of purchase contract.
2. Recommend all licensees to request all prospective buyers to provide either a mortgage pre-approval letter or proof of funds letter prior to showing properties to said prospective buyers. This is not required but will be required prior to presentation of any purchase offer contract by licensee on behalf of prospective buyer.
3. Recommend the use of exclusive buyer broker agreements, although these are not required.
**Although Broker may not require a specific item listed above, a seller may require this information prior to any showing or presentation of any purchase offer.
